Small renovation of a Townhouse

One of my clients, owner of a two houses, sold the house to his tenant and asked me to arrange and modernize the house and arrange all things not in compliance with the inspection carried out (normal practice in the case of sale of a house ) and the requests of the new owner.
A job of a full month with the use of 3 people besides me.
The house is built on 4 floors.
The work that has been done and the following:
arrangement of all the notes that emerged during the inspection.
installation in the living area a special plasterboard counter to isolate the part of separation of the two houses.
On the fourth floor in the patio, construction of a new raised wooden floor and painting.
Removal of small tile walls and drywall closing
Paintings of all walls and mobile doors, replacement of all faucets, toilets and bathroom accessories.
Various changes in kitchen furniture for the inclusion of new appliances.
Replacement kitchen sink and installation of new faucets, one for normal water and one for purified and refrigerated water.
Installation of a new extractor hood and creation of the pipe to let the fumes out.
Installation of new handles on all doors and furniture.
Installation of chandeliers, new smoke and fire detection system, thermostats and accessories.
Installation of a new ceramic floor on the ground floor and new black space.
I asked for the intervention of an electrician I know to check all the electrical system and make some changes, as required by the inspection.
Installation of new appliances and creation of two new sides for the refrigerator.
Creation and installation of a wooden frame in a mirror and shelf in the master badroom mirror.
Installation of bookcases, curtain poles, and various accessories.
The work was completed as scheduled and agreed upon, both my client and the new owner were happy with the job, which is very rewarding.
So many times you do not need to do great things, but you just do well what you can do and do it with passion ………….

Work and work control of others

In this work I had a double assignment by a client to renovate the kitchen area and to control the work of others in a house of his own property but leased
In this house my job was to give color to the kitchen furniture and to mount the new handles, to rebuild the sink cabinet.
Install all hydraulic and exhaust systems.
Reposition the lights in the ceiling, insert the lights in the wall cabinets, apply Backsplash, change the switches.
Construction of two shelves in the kitchen
The passage of a TV cable from the second floor to the first floor.
Specific here is the first floor and the ground floor.
Upstairs dismantle and replace with new baseboard with painting.
Removing, replacing closed doors
The second task was to control the laying of wood and wooden floor, here are two brothers of Mexican origin, I must say good, orderly, good cooperation.
I then checked the laying of the new kitchen plan (marble) here worked a local company, nothing to say, know how to do their job.
Eventually the customer was pleased.

Small kitchen, great result

I’m almost finished, I’m waiting for the customer to call me to apply the Backsplashes.
The customer also has me to give her time to coordinate hydraulic, flat kitchen fitting, done.
The work I did was the following:
Painting all the furniture in and out, removing the old outer hinges and mounting new ones with a change in the door.
Mounting of handles
Creating a new casket in the oven column, as the new furnace was smaller, disassemble the hood with mounting of the new and pipe connection to the roof.
Removing hollow lamps, closing holes and mounting new chandelier.
Painting walls and ceiling.

A nice big termites

I get a message from my client (Italian) telling me she has a new puppy dog who has fun nibbling the wood …
Okay, I go and find this adorable puppy, I start to set up the various corners of the door a couple of legs.
Result at the end of the day, repaired wooden parts, in the meantime grilled squat, stucco jar, and handle of a spatula and I say no more ….

My client calls me and asks me to change the valve of the irrigation water pressure of the garden, placed outside the house.
The valve is broken because the cold and why now old.
Arrival and demand (discounted) You closed the water …, answer “sure” …
beginning the work and unmount ……. shower ……
Never trust the obvious answers or discounted …..
